The area is fully fenced (rabbit- and deer- proof).

The custodian of Goffin Land is looking to rent a package including:
– the plot and the polytunnel
– use of a lean-to pack & wash station and a section of a barn for processing
– use of water from a borehole and electrical power (at cost)
£5k per annum negotiable and depending on applicant could include reduced rental period to support establishment of new business / CSA

LSG added a considerable amount to their business income by running education courses throughout the growing season. More polytunnels and more outdoor growing space were on the cards but never materialised as interest from Italy that drew the Italian couple, Dario & Flavia, back home, stalled any development.

Rent, as stated, is negotiable. I bought some of the basic infrastructure – compost bin system, wind breaks, wet room facilities etc. that’s all included in whatever rental agreement might be arranged. This market garden would suit as a separate entity to whatever may evolve on the whole farm.

The pioneer growers on Goffin Land developing Living Soil Garden enterprise had a well-established customers base ( 25 CSA shares + extra retail customers), a weekly stall at Topsham market, a strong online presence and many of 2022’s CSA customers are asking to renew for 2023 with LSG’s new growers – yet to be established.

A REKO / farmers market was  established on Friday nights since 2020 with local producers of food and health products.

Previously the agreement was on a share farm basis. Going forward I’m seeking co-operation to further the inspirational gardening skills of Dario & Flavia the Living Soil Garden creators

Farm Land Share

Beef, lamb, goats, poultry, pigs, small scale fodder crops & cereals. Innovative soil management. Carbon capture. Woodland, short rotation forestry, agro forestry, biochar, bees / honey & more.

Accommodation is needed on Goffin Land to support food production but there is no housing or permission. The Biophilia Project fits the Local Plan closely though there is an impasse with the local Exeter City planning authorities. The possibility of temporary / mobile accommodation could be considered depending on applicants needs in light of the history of planning authorities frequent blindness to agricultural realities. The potential for an association with existing local livestock ventures would also be favourably considered.

Working Relationship

A Share Farm Agreement

There are various forms of share farm agreements. The principle is typically

The owner provides:

* the farm land
* the farm buildings
* fixed equipment and possibly plant
* long term care of the land
* major maintenance of buildings
* insurance of the property
* expertise
* part of the working capital in the form of actual inputs and possibly a
share in the ownership of the livestock

The operator (the share farmer) provides:

* labour
* machinery, tools and equipment
* expertise
* part of the working capital in the form of actual inputs and a share in
the ownership of the livestock

The inputs from each party are then valued on the basis of their annual rental value so the share profile can be determined.

The owner of the land receives his share of the actual commodity produced as his return for costs that he has borne

The barn and catering facilities offer excellent potential for closing the loop on food production by selling  Goffin Land produce from & on the land. It affords a complementary income linked with growing and rearing healthy food.

My interest lies in using food as way to engage in discussion with all comers. Whilst creating the new infrastructure on Goffin Land I started running workshops and events to enlighten more folk of the benefits of all the above – alt energy, permaculture, regenerative farming, local growing of chemical free foods and welfare husbandry rearing meat for local markets. Very keen to build up use of the land for enlightening engagement, education and training in food related issues.

Given time I want to arrange gatherings for conversation about broader key issues of our time from environmental, emotional/health, concerns to economy/money system, media and war.
